Sealcoating is a liquid protective coating applied to asphalt driveways and parking lots. Think of it like sunscreen for your pavement: it blocks the UV rays, oxygen, and water that break down asphalt binder over time.
Left unsealed, asphalt oxidizes, turns gray, and becomes brittle. Hairline cracks form, water gets in, and freeze-thaw cycles widen those cracks into potholes. Sealcoating every 2–4 years interrupts that cycle before it starts.
Maine's climate is especially hard on driveways. We get 60+ freeze-thaw cycles a year in the Portland area. A properly sealed driveway sheds water rather than absorbing it, dramatically reducing frost-heave damage. It's one of the most cost-effective home maintenance tasks you can do.
We use premium Asphalt Emulsion (AE), not the bucket products from hardware stores. Maine banned the application of coal-tar sealant in 2024 over PAH runoff concerns, so Asphalt Emulsion (AE) is now the standard here regardless of who you hire.
We offer spray, squeegee, and brush application, whatever you prefer. When done properly, all three give you the same longevity of protection, so the choice comes down to the driveway's layout and your preference.

We edge the driveway with a wire wheel, scrub the surface with a wire brush, and clear remaining debris with a commercial blower.
Seal cracks 1/8" to 1" wide with hot-rubber sealant applied by wand to prevent water infiltration before sealing.
